As part of the Homebuyer Readiness Review, it’s important to understand the difference between the quick, educational pre-qualification we’ll do together, and the formal pre-approval issued by a licensed lender.

Agent Pre-Qualification (with Casey Brummer)

This is an informal, educational step designed to give you a clear picture of what you can comfortably afford before you even speak with a lender. It’s not a binding commitment — instead, it’s a way for us to prepare together.

How It Works:

- We’ll use a simple worksheet (hand-written or in Excel/Google Sheets) to review your income, current debts, and down payment goals.
- Using the Qualifier Plus IIIx calculator, I’ll show you payment scenarios based on interest rates, loan types, and price ranges.
- You’ll walk away knowing your comfortable monthly payment range and an estimated purchase price range.

Why It Matters:

- Helps you set realistic expectations before shopping for homes.
- Builds confidence when comparing builder financing vs. outside lenders.
- Gives you a “working budget” that’s easy to understand without paperwork or credit pulls.

What It Is Not:

- This is not a credit check or an official approval.
- It does not guarantee a loan.

Lender Pre-Approval (Full Underwriting)

This is the formal step with a licensed mortgage lender and is required to actually secure financing.

How It Works:

- A lender reviews your income, assets, employment, credit history, and debts.
- They may request tax returns, pay stubs, W-2s/1099s, bank statements, and run your credit.
- With underwriting review, the lender issues a written Pre-Approval Letter, stating how much you are qualified to borrow.

Why It Matters:

- Required by builders and sellers before writing a contract.
- Strengthens your negotiating position — you’re seen as a serious, ready buyer.
- Locks in a more accurate loan estimate, including rates, fees, and closing costs.

How They Work Together

  1. Start with Pre-Qualification (Agent): You and I will run the numbers together in a no-pressure setting. This gives us clarity and helps avoid surprises.
  2. Move to Pre-Approval (Lender): Once you’re comfortable, I’ll connect you with trusted lenders who can issue a full pre-approval letter — putting you in the strongest position when we tour and write offers.
